Stage Point Capital sources, underwrites, and services all loans secured by first-lien mortgages and borrower guaranties. Rates: 10–13% plus 2–5% fees.

We maintain a conservative ~70% loan-to-value ratio with a first-lien position on almost all loans. Our loans employ strict construction reserve management, personal borrower guarantees, and market selection that avoids high-risk areas and properties.

We use modest leverage (37% of fund assets vs. industry norms over 300%) and focus on workforce housing with higher cap rates than up-market assets. Our management excels in workouts and property management, retaining an equity stake in SPF above 10% and growing quarterly.
